Cleaning & Caretaking

Award Winning service

Beyond spotless – we take care of every detail

Cledor began in common-parts cleaning and caretaking – the backbone of any well-run development.

Today, we go further, providing exceptional cleaning and maintenance across residential blocks, mixed-use schemes and individual apartments. Our operatives are trusted by discerning managing agents, RMCs, build-to-rent landlords and developers for their professionalism, courtesy and precision. From jet-washing to gym cleaning, from waste management to super-prime apartment cleans, we deliver spotless results while maintaining safety, sustainability and a friendly rapport with residents.

Our cleaning & caretaking services include:

  • Common parts cleaning – daily or scheduled routines for lobbies, corridors, lifts, stairwells, plant rooms and community areas
  • Apartment cleaning – trusted cleaners for build-to-rent operators and developers, including void units awaiting let or sale and end of tenancy cleans
  • Caretaking and light maintenance – safety checks, bulb changes, meter readings, fire door checks, “flick” tests, litter picking and reporting defects
  • Specialist cleaning – gyms, bin stores, windows, carpets and deep cleans
  • Jet-washing – revitalising hard surfaces and reducing slip hazards
  • Waste and recycling management – neat, odour-controlled bin areas and proactive pest awareness
  • Emergency cleaning – rapid response to spills, leaks or damage in communal areas

Frequently asked questions about our Cleaning & Caretaking services

Cleaning focuses on presentation – ensuring common parts and apartments remain spotless. Caretaking extends further, covering light maintenance, safety checks, reporting issues, waste management and resident support. Both services work hand-in-hand, giving property managers complete peace of mind that their developments are safe, well-kept and health & safety compliant.

Yes. We started in common parts cleaning and expanded into apartment cleaning, particularly in build-to-rent and super-prime schemes. Our cleaners are trusted inside residents’ homes thanks to their professionalism, DBS checks and immaculate presentation. We use client-approved products and respect each resident’s privacy and preferences.

We’re not a volume cleaning company. We’re a residential property specialist that understands the expectations of RMCs, RTMs, managing agents and freeholders. Our operatives are trained to spot safety and maintenance issues while they clean, to wear overshoes in super-prime developments, and to follow bespoke cleaning specifications and SOPs agreed with every client.

Our caretakers and cleaning supervisors are trained in Building Safety Act 2022 awareness. They help maintain the “golden thread” by reporting hazards, obstructions or fire door defects, monitoring plant rooms, and documenting checks in liaison with the property manager. They’re not dutyholders, but they play a vital supporting role in compliance.

We use environmentally friendly cleaning products that are effective yet gentle on surfaces – and safe for residents and their pets. All portable electrical appliances (vacuums, jet washers, etc.) undergo regular PAT testing. Our team members are trained to use minimal product for maximum effect, reducing waste and environmental impact.

We plan our cleaning timetables with military precision. Cleaners work during low-traffic periods where possible to minimise noise and obstruction, always displaying clear signage on drying surfaces. Regular residents often greet our cleaners by name – a testament to how seamlessly they fit into the rhythm of the building.

Absolutely. Our caretakers and cleaning teams often provide on-site daily coverage, meaning they can respond instantly to spills, leaks, or accidents. We also keep specialist emergency cleaning materials on site for oil, paint or water damage, and we can provide rapid-response deep cleans as needed.

Every contract has a site-specific cleaning specification and SOP, agreed with the client. Supervisors carry out audits, photographs are logged for quality assurance, and we schedule management reviews with property managers to discuss standards and feedback. We also use digital checklists and reports to track performance and attendance.

Yes. All cleaners and caretakers are DBS-checked, insured, and SafeContractor-registered under Cledor’s compliance framework. They receive in-person induction and ongoing training through the Cledor Training Academy, including customer service, building safety awareness and hygiene best practice.

We start with a free site mobilisation and a detailed handover meeting with the property manager or client. Where possible, we include shadowing time for new operatives to learn routines and site-specific protocols. This ensures that when we go live, we’re already operating efficiently – no disruption, no downtime.

Whether you manage one boutique block or a multi-phase estate, our cleaning and caretaking teams will help you raise standards and reduce hassle.
