Frequently asked questions about our concierge services

Cledor concierges are front-of-house professionals for apartment blocks and mixed-use developments. They greet residents and visitors, manage parcels and keys, liaise with property managers and contractors, monitor access systems/CCTV where required, log incidents and maintenance issues, and support community wellbeing with hotel-standard service. Our concierges operate to detailed Standard Operating Procedures (SOPs) created in liaison with the property manager or client, ensuring consistency, accountability and clear site standards.

Yes. We deliver short-notice relief and planned cover. Our team completes a site induction (access, parcel protocol, contractor rules, emergency procedures) and adopts your portals and other online tools (e.g. Dwellant, Fixflo) so handovers are smooth and service remains consistent.

Three routes:

  • Temporary/relief: Flexible cover for gaps.
(Where applicable, we’ll advise on TUPE when transitioning existing teams.)
  • Client-employed: We recruit/onboard your full-time concierge and provide training and cover support.
  • Cledor-contracted: Concierge remains employed by Cledor; we manage HR, payroll, supervision and cover.

Our Training Academy blends on-site coaching with e-learning modules (micro-lessons residents won’t notice). Staff learn customer service, conflict de-escalation, building safety awareness and emergency procedures while maintaining rota coverage. Progress is tracked and reported to managing agents.

A pure concierge role typically does not require SIA licensing. If the post includes licensable security tasks, we supply SIA-licensed concierge/security personnel. Many developments choose a hybrid model for added reassurance and efficient front-of-house security.

Concierges aren’t the dutyholder, but they’re the eyes and ears on site: logging hazards, supporting information flow (the “golden thread”), aiding wayfinding for the Responsible/Accountable Person, documenting basic checks (e.g. lobby conditions, fire door faults), and assisting with evacuation information – all aligned with your fire risk assessment and site procedures.

Right-to-work verification, DBS checks, references, uniform standards, GDPR/data-protection training and site-specific inductions. For Cledor-contracted staff, we manage HR, payroll, holiday/sickness, and carry appropriate EL/PL insurance; documentation is available for your records.

Clear KPIs/SLAs (response times, parcel/contractor logs, resident feedback), daily shift reports, manager audits and supervision visits. We share concise performance dashboards with block managers/property managers and implement action plans where needed.

Day/evening shifts, night concierges, weekend rotas, 24/7 teams and hybrid concierge/security roles. We can scale staffing for peak hours, move-ins, or major works and integrate with caretaking/cleaning for a seamless front-of-house operation.

Before starting on site, we carry out a free-of-charge mobilisation visit to understand the building’s layout, resident demographics, parcel and contractor protocols and any specific front-of-house requirements. We often include free shadowing time, allowing a new concierge to work alongside the outgoing team or an experienced Cledor supervisor. This ensures they hit the ground running on their first full day.

Pricing reflects coverage hours, duties (concierge vs. hybrid), skill mix and location. We offer transparent day-rate or monthly options – simply call us or complete our enquiry form for a tailored quotation.

Whether you manage a boutique block or a large mixed-use scheme, our concierge team can make a lasting difference.
