New Health and Safety Legislation

It's a tough time for block managers, navigating three major pieces of health and safety legislation that have come thick and fast.

And like any new legislation affecting managing agents, there are practical implications requiring more training, more experts, more computer solutions, and more staff.

Understandably, the legislation hones in on the taller residential buildings – particularly those at least 18 metres in height, and increasingly those in excess of 11 metres. These buildings are far more likely to have on-site staff, and finding competent, suitably trained personnel is challenging. The block manager can’t do it all from behind a desk, so delegating health and safety and compliance tasks to those on the ground is vital.

Fire Door Checks

Building Safety Act

It’s the higher-risk buildings – those with combustible cladding for instance – that are likely to need fire wardens patrolling, and concierge staff comfortable with the array of health and safety experts coming and going. Compliance with the Building Safety Act 2022 and the ‘golden thread’ of information must involve the site staff in one way or another.
